Paint the Walls
If you have loud or vibrant colors on your walls, you may want to think about painting them a neutral or softer color. Even though a new homeowner could come in and do this for themselves rather quickly, sometimes the color of the walls can be distracting and may take away from the appeal of the home for certain potential buyers. Also, by painting the walls you can also help clean them up and give the home a new and fresh look.
Keep the Décor Simple
When a potential homeowner comes to see a home for sale, they want to envision what it will look like if it was their home, not what it looks like with 20 pictures of your family hanging around. When you decide to list your home for sale, you may have to go around from room to room and take down some décor items.
You want to keep it simple, especially when it comes to your family pictures and personal items of that nature. Instead of having five pictures up on a wall, cut it down to one picture or even something like a mirror or clock instead. When you keep the décor simple, you allow potential homeowners to better imagine what the house will look like with their possessions in it.
Replace Anything that is Broken
If you have a door that is broken or even just a light fixture that has a burnt out light bulb, take the time to fix these items before you have people come look at your home. Go throughout your whole home and look at the small thinks like light fixtures, doors, trim, cabinets, and appliances.
Sometimes it may take just a $5 bottle of caulk to caulk around the bathroom sink or a $2 pull handle for a cabinet in the kitchen. These small fixes can help make your home appear more appealing instead of things being "broken."
Keep it Clean and Organized
When you put your house up for sale, you need to make sure that it is always ready to be shown. This means that when you first list your house for sale, you give it a good cleaning from head to toe and then you maintain that cleanliness on a daily basis.
There shouldn't be dishes in the sink, dirty towels on the floor, or kid's toys all over the house when someone comes over to look at it. Organize the home so that everything has a home while you are trying to sell it.
If you have to, take some things that you are not using, like seasonal items or anything else in storage and place them in a separate storage facility for now? This leaves the storage areas of the home more open so that you can be sure that you have places to put everything in the house. Some potential buyers may see a messy and crowded home and may walk right out without even looking at it.
